St Modwen plc - Gloucester Quedgeley West Business Park

In 1997 ASH acted for St Modwen plc when they acquired two major sites south of Gloucester. Each comprised approximately 30 acres of Ministry of Defence storage buildings. They are now named Quedgeley West Business Park & Quedgeley East Business Park.

They were purchased as strategic acquisitions with the knowledge that they would offer long term redevelopment opportunities and for a number years ASH acted successfully to let the existing buildings which ranged in size from 2,000 sq ft up to 60,000 sq ft.

After junction 12 of the M5 was upgraded and the South Western Bypass completed, St Modwen progressed the redevelopment of Quedgeley West Business Park which was ideally located to allow occupiers to benefit from the improved access. 

St.Modwen secured planning permission in 2003 to build 530,000 sq ft of warehousing and distribution space and it developed in four phases as follows:

  • Phase 1 – 96,000 sq ft industrial unit, occupied by Prestoplan on a 15 year lease.
  • Phase 2 – 120,000 sq ft across six units is sold and let to a range of companies, including City Link, Valley Forge, Advanced Insulation PLC and Gardiner Brothers.
  • Phase 3 – 102,000 sq ft unit custom-built for CM Downton.
  • Phase 4 – 40,000 sq ft sold to Advanced Insulation; 35,000 sq ft sold to Gardiner Brothers; 36,750 sq ft sold to Vision Profiles and 29,100 sq ft sold to CCF Ltd.

Further requirements can be accommodated on land St Modwen have acquired at Gateway 12 which lies adjacent to Waterwells Business Park.
