Bardrake Ltd - The Old Police Station

The Old Police Station is a Grade II Listed prominent Stroud town centre office building. To the rear, within the car park is the detached Willow House. As well as retaining a number of the original custody cells, the first floor courtroom provides a very impressive room.

ASH had valued the property for the Buckinghamshire based landlords over the years and were asked to step in when two of the three main tenants moved out to relocate to their own freehold offices. 

The advice to the client was that it was unlikely that the building would be occupied for the foreseeable future by such large tenants and that, particularly given the state of the market at the time, the main building in particular would have to be let on a room by room basis. 

As a marketing campaign was commenced a number of management issues arose with the building including a small flood from a burst pipe. 

In a varied role ASH have assisted the landlord with dilapidations claims, overseen the installation of a new boiler, arranged for damp-proofing works, asbestos surveys and electrical inspections amongst many other matters.

Tenants have been found for the various suites within the buildings and a rejuvenated site is now home to nine flourishing businesses who enjoy sharing a vibrant business hub close to the town centre.
