The policy of ASH Chartered Surveyors is to offer property management services carefully tailored to the requirements of each of our clients and to the particular needs of their property. Our aim is simple – to offer a professional, personalised service to the members, directors and leaseholders of residential management companies. Our primary function as managers is to ensure the maintenance of a property and its services is undertaken in the most cost-efficient manner, but in addition, enhances the value of your interest.

Our management philosophy

A dedicated Property Manager is appointed to each instruction and is the main point of contact, with support from other members of the team to cover any absence. Administrative and accounting support functions are included within the management instruction, thereby providing a full management service.

We have 24-hour ‘emergency’ contact numbers in place and calls are received by a suitably qualified person equipped to deal with any eventuality.

We will arrange and attend the Annual General Meetings and Directors meetings and we can arrange company secretarial duties if required.

We have an extensive base of local tradesmen and contractors to call upon so that we can ensure levels of service, response times and price.

Accounts

We have invested in Blockman, a web-based software package which is supported by myblockman, an online portal for lessees & unit owners to securely view their service charge and ground rent accounts.

We offer transparent statements and reporting documents including the preparation of budgets, maintenance forecasts and year-end accounts.

Funds are held in designated client accounts and accounting packs are provided to Directors on an annual basis.

We prepare draft Service Charge Budgets for Directors approval.

We can arrange and administer your building insurance and deal with any communal claims. We will re-tender insurance cover upon renewal and arrange reinstatement cost assessments regularly to give you the peace of mind that the property is insured for the correct value.

Maintenance

We have extensive experience ranging from minor works to major renovations of large buildings and will oversee routine building and maintenance works and administer maintenance contracts.

We have an adequate number of approved contractors to suit every eventuality who understand the importance of reliability, a rapid response and value for money.

We do not take commission from any contractors.

Our management services can include:

  • Annual preparation and reconciliation of the Service Charge Budgets and detailed financial information for agreement, prior to the issue of service charge invoices
  • Collection of Service Charge and debt collection where necessary
  • Coordinate the preparation of the Company Accounts for filing by the Company Secretary at Companies House
  • Management of individual Management Company or Residents' Association Bank Accounts in accordance with the Royal Institution of Chartered Surveyors regulations
  • Payment of costs through an authorised budgetary approvals process in accordance with the RICS Code of Practice
  • Answering of residents' queries
  • Regular inspections and reporting
  • Dealing with emergency repairs and insurance claims
  • Planned programme of maintenance and supervision of contractors
  • Health & Safety and advice on other statutory regulations
